Tips for a faster sale! Many of these cosmetic changes can be made with minimal time and expense, yet they can influence how quickly your home sells and at what price. Buyers will be comparing your property to competing properties. So here are a few practical tips to help yours stand out above the rest! |

Enhance the Yard: curb appeal makes a difference þ Keep lawn neat and tidy þ Plant extra flowers for color þ Trim shrubs and upgrade landscaping if needed þ Repair driveway, sidewalks or step areas þ Paint fence or patio enclosure þ Put away outdoor tools and equipment þ Reduce clutter |

Enhance the Exterior: make that 1st impression count! þ Paint the front door and garage door if needed. þ Consider painting window trim and sash þ Replace faded house numbers þ Check roof shingles and gutters þ Wash windows and screens þ Clean the garage/carport þ Replace old welcome mat |

Enhance the Interior þ Perform a spring cleaning. Clean homes sell more easily þ Add light to all rooms; change to higher intensity bulbs if necessary. The warm glow of a well-lit room is an instant welcome. þ Brighten things with fresh paint. White, off-white or beige walls make rooms seem bigger, and lighter. þ Clean closets out to make them appear larger. þ Clean or replace carpets. You may not recover all the cost if replacement is necessary, but your home will probably sell faster. þ Clear kitchen counters of appliances and miscellaneous items.
